Modular and prefabricated construction is gaining increasing popularity - homes assembled from ready-made elements, office buildings erected in record time, apartments built using prefabricated floor and wall panels. This technology has many advantages: speed of construction, precision of execution, and low waste on site. At the same time, it creates specific acoustic challenges. Acoustic insulation in modular construction requires a different approach than in traditional building.

The Acoustic Characteristics of Modular Buildings

In traditional buildings, the continuity of material - concrete, brick - provides a certain natural resistance to sound, though not always sufficient. In modular construction, elements are joined by mechanical connectors, and those junction points are potential acoustic bridges. Impact noise and vibrations can travel along module joints far more effectively than through a solid wall. For this reason, room acoustics in a modular building must focus above all on insulation at the joint zones.

Module Joints – A Potential Acoustic Bridge

A gap between modules, if filled with a rigid mass such as mortar without an elastic layer, becomes an acoustic bridge that transmits vibrations. Soundproofing a room in a modular building therefore requires the use of elastic compression seals at joint locations - both at vertical connections (wall-to-wall) and horizontal ones (ceiling-to-wall, floor-to-wall). Acoustic tapes made from EPDM or polyethylene foam perform excellently here.

Selecting Insulation Materials for Prefabricated Systems

Prefabricated floor and wall panels generally have greater mass than lightweight drywall partitions, meaning they absorb airborne noise more effectively. However, impact noise is a real challenge for them - a hard, dense slab is an excellent conductor of vibrations. This is why a vibration-isolation mat under a floating screed or directly under the floor finish is absolutely necessary in any prefabricated building with at least two storeys or where two separate units are stacked above one another.

These routes are potential pathways for installation noise. Pipes running through gaps between modules should be insulated with flexible foil sleeves or rubber clamps to prevent them from forming a rigid connection between modules.

Soundproofing a Room in a Modular Home - A Practical Plan

For a modular home at the design stage, it is worth planning for: elastic tapes around module joint perimeters, vibration-isolation mats under screeds or floors, and insulation at installation entry points. If the building is already occupied and room acoustics are a concern, insulation can be improved by adding a layer to the floor or installing additional panels on an interior wall.
